■ What tenant do you want, a student, a working professional, a family? Researching what area attracts the type of tenant you want is key. For example: Northway and Newtown are very popular with families due to their good schools; while young professionals prefer Tewkesbury and Walton Cardiff due to the motorway links and access to amenities
■ Are you in it for the long haul? It's crucial to think what time frame you would like to be a landlord for and what matters to you. Some properties offer less annual yield, but more long term gain in terms of house price value increase i.e. to help bolster a pension
■ New build or older property? Good purchase price deals often come with new build homes, they also often include new kitchens and white goods, and they require less upkeep. However, older properties often offer more character and sometimes larger room sizes.
■ Seek professional advice. Estate and letting agents can help to give you advice on what properties might be suitable, estimated annual yields, tenant research and information on mortgages.
■ Choose an ARLA member. They work to a code of practice and will be members of a tenancy deposit scheme. They will also offer a range of services.
